Location
The DK Ranch is located along Oak Creek in the Cornville area of Yavapai County in central Arizona near Sedona and Cottonwood.  Cottonwood is centrally located approximately 100 miles north of Phoenix, the State Capital.  Sedona is approximately 15 miles north of the property on Highway 89A.  Communities within an hour drive of Cottonwood include Jerome which is approximately 10 miles west,  Flagstaff, the Coconino County Seat, which is 50 miles north and Prescott, the Yavapai County Seat, which is approximately 45 miles southwest.

Property Description
The DK Ranch is an irrigated horse ranch situated along the west banks of Oak Creek.  It has approximately 1,460’ of frontage on Oak Creek.  The property is currently operating as a livestock operation and horse ranch.  The property is flood-irrigated from Surface Water Claims out of Spring Creek.  It is divided into four large pastures as well as several pastures and horse paddocks. The majority of the property, including building sites, sits on a bench above the creek and has been leveled for flood irrigation making it well suited for a variety of potential uses, including vineyards, residential estates, and recreational property. The balance of the property is creek frontage/riparian area with a park like atmosphere.  The buildings include a large main dwelling, a two bedroom caretaker’s house, a small guesthouse, a large horse barn with a tack room and lounge area, a livestock barn, a hay barn, and a small well house/storage building.  Also included is a large roping arena, a round pen, horse runs and corrals. The grounds are beautifully landscaped with large grass areas, an orchard, pecan, walnut and cottonwood trees as well as abundant riparian vegetation.

Climate                               
The DK Ranch sits at an elevation of approximately 3,350’ and is ideally situated for a beautiful year round climate.  Cottonwood has a semi-arid climate with the majority of rainfall occurring during July and August.  Rainfall averages approximately 12 inches annually.  Summers are characterized by warm days and cool nights. During July and August, temperatures often range from the low sixties in the mornings to afternoon temperatures in the upper nineties.  The average high temperature in Cottonwood in July is 98.5 degrees and the low is 65.9 degrees. The winters are characterized by mild days, often rising to the high fifties or low sixties in the early afternoon. Winter nights can be cold, with early morning minimum temperatures typically in the high twenties to low thirties. The average high temperature in Cottonwood in January is 58.1 degrees and the low is 28.1 degrees

The buildings on the DK Ranch consists of a large main residence, a caretaker’s house, a small guest house, a large horse barn, a smaller livestock barn, a hay barn, and a small well house/storage building. 

These improvements are described as follows:

Main Residence:  Approximately 3,100 sq. ft. according to county records.  It has three bedrooms,  bedrooms, two baths, central heat and air conditioning and four fireplaces.  It has concrete foundation and floors, slump block and wood frame construction with wood siding and a composition shingle roof.

Caretaker’s House:  Approximately 840 sq. ft. according to County records, two bedrooms, one bath. Concrete block, wood floor, frame with barn wood board siding, and a composition shingle roof.

Guest House: Approximately 324 sq. ft. according to County records, one large room with a bath. Concrete foundation and floor, frame construction with wood siding and a composition shingle roof.

Horse Barn:  Approximately 52’x125’ plus a two level tack and lounge area with approximately 1,250 sq. ft. Concrete foundation and floors, adobe block construction and wood frame with some plaster exterior and stone accents, and corrugated metal roof.  Twelve large stalls with turnouts, a storage area, and a wash area with racks and a large center breezeway.  Adjacent to the main barn is two level observation lounge on the top floor and a tack room on the lower floor.  The tack room and lounge each have a bathroom and a there is a large flagstone deck wrapping around the lounge.

Livestock Barn:  Approximately 34’ x 108’ adobe block and wood frame construction with concrete floors and foundation and a corrugated metal roof.  It five stalls with runs of various sizes. It has two small apartments that have not been utilized recently. One is a one bedroom, one bath unit and the other is a small studio with a bathroom.  There is also an additional bathroom, storage and tack rooms.

Hay Barn:  Open sided hay barn/equipment shade. Open siding with pole frame, dirt floor and corrugated metal roof.

Well House/Storage Room:  Approximately 250 sq. ft. Concrete foundation and floor, wood frame and siding construction, and a composition shingle roof. ,

Arena:  Approximately 125 ft. x 270 ft. overall, with 12 ft. wide lane on one side and a catch area in the rear. Constructed of metal pole and sucker rod. Chutes and boxes also constructed of metal pole with 2’ sheet metal kick board.

Corrals:  In addition to the horse and livestock runs adjacent to the barns the property also has six outdoor horse pens, a large and a small horse paddock, working corrals with four pens and a round pen.

Site Improvements
The DK Ranch site improvements include extensive fencing around all of the pastures, chain link exterior fencing with a hedge, concrete irrigation ditches, extensive landscaping and extensive water, electrical and lighting improvements throughout the property.

Water                             
Irrigation water is provided surface water from Spring Creek via Jacks Ditch. The property has surface water claims dating from the late 1890’s to early 1900’s for approximately 280 acre feet.  There is also an irrigation well pump and a domestic well with a submersible pump that provides domestic water and landscape irrigation.

Utilities                     
Electricity is provided by APS and Century Link provides Telephone service to the Ranch.  Gas is provided by several propane tanks throughout the property and is delivered by private companies.  Sewer service is provided by septic tanks and domestic water is provided by the private wells on the Ranch.

Schools                                
Elementary and high schools are located in Cottonwood.
